Hey guys,  Im thinking of shifting my traditional checking/saving account and mortgage to a manulife one account which my broker has suggested so I can be ready to pounce on a house and properly conduct the yellow letter direct marketing offering cash when they want it. 

Multiple offer situations, appraisal gap scenarios and even waved inspections.For my fellow Realtors and investors out there... how are you all doing and how's your markets temperature?  

I politely declined and said when they add a zero to the offer I will consider it. 

For instance, I'm a veteran and do a lot of VA loans and one bank I work with offers the same rate to veterans with a 685 credit score as they offer for veterans with a 758 credit score.

I think that, right now, it offers excellent risk adjusted returns.

Many lenders require buyers to occupy the home within 60 days, so confirming the lease timeline will be important to attract the best buyer and the strongest offer.

I would offer them cash for keys, or contact your attorney and start the eviction process if they decline.
