Once you have that 50-75k nest egg, then I can see holding deals like this in your portfolio because you will be able to weather the storms which will allow you as well as the seller to sleep a little easier.

I notice  alot of people also get  scared cause they never  invested in their life  and when they get older the think about it and find out that little nest egg they have  and took 20 plus  yrs yo build  is at risk  they just won't pull the trigger.You can't be scared all your life

I hope that my participation (mostly lurking for now) on this forum will help me build that network in California and my knowledge base as I accumulate a nest egg through my day job.As far as tackling the high prices in my area, I have a great interest in starting with a single family home in Stockton (about 1.5 hours away), and moving onto multi-families once I get that first property under my belt.

If it's a smaller amount, you can try to just pay them off, but definitely do that before trying to save a nest egg.

Thanks for the input, I know repairs will all probably hit me at once, but do you think there's ever enough saved up where you think its enough of a nest egg to cover the worst scenario?
