This is incredibly important work and in order to create the most impactful and transformational program possible, I am looking to interview people who fit this description and learn more about their challenges, frustrations, dreams and goals.

I’m also putting together my “dream” team and interviewing attorneys, title companies, lenders, real estate brokers, contractors and magicians so I’ll be fully prepared when the 100 postcards I send out to randomly selected people results in the 14 offers to sell their notes that represents the average 14% response rate to junk mailings. 

I'm not trying to squash your dreams but have lots of cash reserves if you decide to proceed. 

The 5% down option was a great counter to the self-sustainability test that prevented a lot of people from taking part in the American dream and buying multifamily property. 

But I guess my question is, is it worth letting go of the duplex dream for now and rent out single family unit?

I am probably similar to you where I never want to retire but want to have the comfort to know if I fail pursuing a dream that it doesn't harm my children.

I know this is very ambitious, but I have always had big dreams (like playing D-1 baseball in the SEC).
