Long story short I am looking to widen my network of investors local or not local if you would like to partner on a deal or even if could you find an investment property in this area I am just simply looking to broaden my network and reach out to fellow BP members.

If you still can't find comps, you can broaden the search area, but this is generally not as safe, as the values may differ greatly as you get further away from your subject property.

You will be able to broaden your MA and CT network there.

But, eventually you'll be able to find something - whether it's in Austin, or after broadening your search to other cities (both approaches have their pros and cons!)

The next 3 ended up 78-82% of ARV all-in because I broadened my geography and tightened up on my number criteria (targeting deals below 85% all-in, 3/2/2 or 4/2/2, 1200-2500 sq ft).

You will broaden your market experience every few years just by PCSing every few years and have the benefit of building your teams along the way.

You need to adapt to the changing world, make new connections, broaden your network and you will have product.I want to see if BiggerPockets is the place for that broadening of my network.

The strategy of talking to movers, park managers, etc & scouring Facebook marketplace (craigslist use seems to be dying off) locally could / does eventually pay off, but again I am wondering if I can find better deals by broadening my search.I wonder if anyone has insight as to where in the country real deals (sub 10k?
