It's way easier to build a relationship with your community bank and once they understand your business model they are more likely to overlook credit blemishes and provide much more lending flexibility.

I've got 4 free and clear units.I paid 30k to 45k per unit.I'd like to leverage only one unit.I would like to leverage about 30 to 35 to buy another rental.I got good deals in these units also.They are worth approximately 50k to 65k each.My credit score is good but I do have a "blemish" in my credit from 2008.

If I had a concern about a tenant, I would call the owner and tell them they had blemishes and explain to what degree such as bankruptcy but I could not provide the physical report to them.

So don't miss the deadline.Usually a move in / move out check list is part of the lease agreement, It is filled out and checked off by tenant and management that the unit / house is in good condition noting any minor blemishes, so you have documentation of condition of unit at time of possession.
