When you hear about their experience as a house hacker and baby landlord, you will know whether it makes sense or not.

She treats the property horribly (I am constantly cleaning up her mess outside (dirty diapers, clothing etc.) her place every time I go to cut the lawn) and I have no option besides getting her out of the property (I have been way too lenient with her).I am looking to serve her a 30 day notice to terminate month to month tenancy but she still has not paid this months rent.

You figure out what it TAKES to become succesful and then use what you have to get what it takes, to become succesful.If it requires 40 hours a day, $3000/week on marketing, decent clothing, proper english, a decent car and knowledge about the niche... well figure out a way to slow down time to fit 40 hours in a day because that is what it takes!

In my experience 10% of residents will know how to change a furnace filter and actually use them.For example, at our property about 1/3 of all maintenance calls are for clothes dryers. 

For example, lower down payment requirements, FHA loans, and other supportive housing policies make it possible for more people to buy homes despite the high market barriers.Another factor might be the generational wealth transfer from Baby Boomers to Millennials and Gen Z.

For cloths, they need to be cloths that you cant wear outside of work.

Open a clothes shop, open a coffee shop, make money on ebay, become a used car salesperson- there are many things that allow you to make money besides this.

One of the requirements was no cloth wiring.

I supply toilet paper, paper towels, liquid hand soap at all sinks, dishdetergent, dishwasher pods, one new dishwashing sponge, spray oil, salt & pepper (I buy the plastic disposable ones for picnics so they can't be refilled) and a few other spices, trash bags, some cleaning supplies such as Simple Green and microfiber cloths, coffee filters, plastic wrap, ziploc baggies, laundry detergent, and dryer sheets.Guests are asked to bring their own shampoo, conditioner, personal soap for showers, sugar, creamer and coffee.
