Signing the lease demonstrates they agree to the terms and then you can hold them accountable.If you don't do this, then the person named on the lease and paying the rent could disappear and you would have no legal authority to charge the remaining three for unpaid rent.

I think most people would agree that a single family home is better than a condo for a long term rental.

So I would agree to instead get a lender that you can scale with.But it looks like you got a credit union to give you a good rate, better than most as well 

Most sellers only care if you close so you can usually use another form of capital stack other than what is on the agreement, however, the seller can force you to use the originally agreed-upon payment method.
