I personally wouldn't buy there unless it was really a steal and then I'd plan for a short term hold.But that's just me, I've done C/C- areas and I'm all set with those now - just not worth the aggravation for me personally.

Unless this dog is the size of bigfoot with irritable bowel syndrome, I can't imagine how 1-2 days worth of dog crap would be visible from the street enough to make your property look bad.

What aggravates me about this situation is the HOA never communicated anything to me personally about the trash in front of the property until yesterday when I received an email of the incident and a fine and a required meeting with the board.My management team told me the trash from the rehab would be hauled away, not just left in front of the property in one of the two parking spaces.

. - You get all this already because as you admit you're somewhere in between, which is the smart place to be :) I'm right there with you - most of my properties are F&C, but I also understand that I am trading return for lower levels of aggravation - i.e., my investment doesn't require as much of my time & energy as it would if I wanted greater returns.

I would never rent to the first applicant because they qualify since there may be many more applicants who are more-qualified.Other than the necessity for an applicant to have a history of having adequate cash on-hand to cover their rent and other expenses, some of the most-important factors I consider are the things that tell me whether or not the applicant will keep the place clean, be free of mentally aggravating issues, etc..Here is an example.
