We are spooked by prices here in Orange County CA, but I am not opposed to looking in other areas or even states, but both prospects are intimidating, and I feel like we are poised on another bubble at the moment.

Investors who got spooked by the recession and stopped buying regretted their short-sighted decision and them giving in to fear.

I would have been spooked by the lawsuit and never pulled the trigger.  

@Tristan Colborg I think what spooked him may have been your approach a little bit as others have mentioned but also the fact that what we have here is a punch-list type project that a handyman or property management maintenance department would normally take care of, while GC’s especially here in Colorado are currently more interested in high-end new construction or major remodel type work.

My question is if anyone knows of any creative ways to have an inspection done without spooking the tenant?

., near the Pacific Ocean in premium locations with high lot rents and strong demand or well located parks with major operational upside).I wouldn’t get spooked by the 9% cap rate.  

If they refuse, give them a 30-day notice if termination and see if that will spook them into leaving.

I think they were spooked by the trespassing since crime is not common, and probably don’t want to deal with the neighbors that are trespassing and stealing stuff. 

Also there are a lot of out of state owners here in Miami who get spooked by hurricane season.
