From what I read in The Economist, these Sun Belt regions often see steady population growth which can drive healthy rent appreciation.

Certain amenities can drive bookings (e.g. having a hot tub) but don't necessarily improve guest satisfaction.  

But again, dedicated crews drive reno costs down.If you can connect with a flipper in your area (quick out your local REIG) and ask to come along when they scope out a job, you will get more from one or two trips than from a dozen books. 

You need to understand how to drive the Net Operating Income to produce a good solid return. 

In many cases, whatever weakness got them in that position (lack of focus, lack of drive, failure to take responsibility for their destiny, etc.) will also make it difficult for them to succeed in real estate.
