@Andres Bernal   I'm glad you saw the silver lining of this situation and recognized the importance of resident screening. 

Just my opinion, but I wasn't born with a silver spoon in my mouth and have no rich relatives (that I know of).

Seems a lot of investors are wanting 4-Plex properties, when some may be better off pulling the trigger on a detached SFD/ house which could be a better use of the 1st time buyer "Silver Bullet" VA loan  

DC, Silver Spring, Rockville, Bethesda, PG County next to DC, Fairfax County, Arlington, Alexandria are all essentially untouchable with a 203k loan.

@Megan Silver   IMO, take the money and buy the other 1-2 next properties for LTRs in your current area.

Again, you can always get silver, and sometimes you can get darker ones to match the shingles.I've had a roofer offer to paint the exposed part of the vent pipes to match the new shingles.
