I question if you recognize the work and risk necessary to succeed in the current local market.

When someone who is not an electrician wants to do electrical work and you choose that because it's cheaper, don't you already know the answer?

Better to have half a dozen high end paid for props that take very little work and not so much drama..

There is no short cut. 

If you have a project that you're doing all the flip work and you are projecting $5k a month, is that really worth it to you?

For example, if they have to take 1/2 day off work and they earn $20/hour and they charge you $80, that would be hard for you to win IMO.

This is expensive but you'll have a place to work and meet with people when you're in town that matches your online presence.

Looks like the fence fell down at the end.For a weekend of work and a few hundred in supplies, I think you could make the place look much more appealable.
