Do you know where I could find/access lists of seller carry back notes?   

I shopped across 15 different institutions for my personal HELOC and they seemed to have the best terms out there.

Check out PropertyRadar, similar pricing as Propstream but I found it to be better for pulling lists for vacant land.

They either list owner-occuiped houses for sale or know they can show a normal buyer 5-10 houses for a sale.- It's not profitable for them to search for under-market priced houses, figure out repairs needed or what other problem is pushing the price down and do even more for a newbie investor that has analysis-paralysis and may never buy anything.Some questions you'll want to share the answers to with any agent you choose:1) Are you paying cash or getting a mortgage?

I found the listing on Zillow and found out I knew the wife of the seller.

Also, if you "see many listings around my place.

You can shop 10 or 20 lenders in a weeks time, find out what products they offer, what rates, what overlays and qualifications they each have for you.... 

The wait-list becomes a longer wait-list until states and localities allow them.If the trend for 2025 will be more ADUs as stated in On The Market podcast.
