Like most, I see two main areas of loss mit (Home Retention): Forebearance and Modification (where the debtor retains property) and (Short Sale and Deed in Lieu)I personally will always try and negotiate a Forebearance and Mod first...if successful I feel as if I saved the Bank at least 5% of the note amount plus the commission.

Not everyone can just read some BP posts and pod cast and just jump out and be a wholesaler.Same with those that want to sell RE... their are skills involved Sales skills for sure..

Well done 🤗 thanks Ola I take no credit my GC really has a good eye for this stuff.. there are other threads going on about building your rock star team.. and in flipping and rehabbing that can be next to impossible no matter what anyone puts on a pod cast or writes a book about.but with new construction you can control it better.. and I only build in two markets this one and Portland.. and the reason is my GC is a long time family friend highly skilled as you can see and I basically put him in business In Charleston by buying enough lots and financing enough verticle that he could come from Vegas and instantly become a medium sized builder..

I thought at one time they decide it could be solved this by giving them all brand new shopping carts (in the 90's).They ought to house them out in the desert cities, in manageable pods of 10 to 20 units, and put the insane ones in new insane asylums out in the desert so they can get the help that they need.Maybe put them in an abandoned air force base and feed them 3 squares and give them latrines.Give them special vouchers called section-9 to live there, but as for as commercial landlords housing many of them, there are huge behavior problems, drug problems, thefts, odd public behavior, relieving themselves in public, etc...
