Tub draining slowly may be an independent issue, that could be easily caused by a hair ball.

She threatens me with small claims court and tells me all this is normal wear and tear and "how can I expect not to find hair on the toilet after someone has lived there a year".

I am more the tortoise than the hair.  

Be careful as this can get hair if they squat I would push the closing date out and offer to get a moving crew....

I pick out addresses and then comb public record to try and surmise what their story might be (retiring soon, underwater, free and clear,  large portfolio and locations of those other properties). 

I'm not opposed to splitting hairs over words but I believe my time could be more productive in other areas.
