No amount of Pepto will cure their case of diarreah of the mouth!  

In my pre foreclosure days in Clark co... this was a made scramble trying to save houses from the court house steps.. and many folks would owe htousands in tax's so you had to cure you had to pay their tax's and you had to pay excise tax  all usually within 24 to 48 hours of foreclosure sale  LOL...

Anyone have a cure for this stuff?    

The law of large numbers cures all problems.What surprised me even more is that some sellers would call the office, in 3 to 6 to even 12 months later, because they appreciated my first meeting with them. 

Besides yellow letters aren't the fix/cure all for every situation.

This advises the tenant: That he or she has 21-days to cure the breach, orVacate the premises, orThe lease will terminate at the end of the 30-days and the landlord will bring an eviction action in courtExamples of these types of lease violations include excessive noise, having unauthorized pets or persons living on the property or operating a business on the premises,For lease violations that are not subject to being cured or are irremediable, the landlord need only serve a 30-day notice advising that the lease will terminate in 30-days."

You may or may not be able to cure the functionality of a floor plan, cutting a wall out might not be so expensive integrate it into the main structure, don't know.

Biting off a multi family as your first can certainly be done, depends on how big and the cure for your inexperience is having a PM at least early on in the ownership, that can put you in as a passive investor too.If you take on debt personally it will be on your personal report.

Joe's lease has provisions against this, so I properly serve him a "10 day notice to cure" using a process server ($$).
