I'm curious to see if the investment property you have is in B, C or D neighborhood as this would heavily affect appreciation.

It depends on the class of your property, C or D you nurse it along till you are down to bare wood.

So you're asking someone to take let's say a 10% chance bet on you, when they might not even get the job anyway.

You make your bet on things always staying the same, I'll make mine.

Here in NW Indiana, we have several investors who invest heavily in the 55k type properties, but, as was mentioned before, they have a team in place to manage their investments and they EXPECT higher vacancy/maintenance than C+ or better neighborhoods.  

And if the appreciation is less aggressive, it tends to be a more stable market, which is a positive for a lot of long-term investors.Overall, I don’t have the data to make a bet on how many trust-worthy turnkey companies exist out of ten, but greatly appreciate the dialogue and perspective shared, Mike.
