It basically puts you into a partnership of sorts, with a bunch of other homeowners, who normally have no experience in finance or property management.  

If you rack up a $1000 TV on your CC and pay it off with infinity minimum payments, your friends and family will laugh at you because you are just letting interest run on you and paying 50% more for that TV.

Great that you have experience in property management and also the education in finance and economics.

I can see where this could have easily been done by someone out the REI community, but it is a big difference in final price. 

The property leased goes from the center of the earth outward to the property lines then upward to infinity, less government restrictions. 

It takes a lot to maintain a high rise, especially with things like multiple elevators, underground parking, and pools on the rooftops.
