Hi all-I own several hundred homes in Birmingham and am having trouble finding property preservation companies that might be able to help me.

I'm all about preserving affordable units, but not at all about supporting under the table work and abuse of taxpayer dollars.

BTW warranty deed preserves the title policy chain, don't do Quit Claim Deed.  

We utilize both structures but when combining 1031 funds with IRA/401k funds it is critical we use TIC to preserve the Exchange.  

We're willing to just give up on the HELOC as long as our current mortgage is preserved.  

American home preservation (AHP), they deal in distressed mortgages. I Feel they are great for beginners.

I find it to be the best mix of real-world cash flow ( as in not just on paper), appreciation potential, exit strategy options, and capital preservation.

It is whether the investor trust you to preserve their capital first and foremost and successfully execute the business plan.

There are multiple places in TN and other states that can offer either STR or LTR with reasonable purchase prices.If you can still cash flow on that rental and take out cash I would lean towards the cash out refinance and preserve the future equity/asset.

I came to the conclusion that it really only matters if you're doing historic preservation or something of that nature (then go with traditional methods)...
