You have a quite a few active investors in your area to consult with for advice: @Paul Leason, @Benjamin McClellan, @John Mathewson, @Jonathan Thrasher, and @Jason D. 

@Benjamin AllenThe reason investor use Commercial Financing for SFR (4 units) is because they either have used up Fannie Mae and Freddie Mac financing or the DTI is too high. 

@Benjamin Emerson very enlightening that you feel, as an EP resident, that East Point is generally a  bad investment.  

Agree with @James Wise and @Benjamin Blackburn that in addition to Following and Followers, Colleagues is what makes this confusing.

Yes I believe @Benjamin Vail is correct and you can go ahead and do it if you wish. 

@Benjamin Molnar  You kind of answer your own question with your question:  if a person can get a contractor's license, with no intention of being a contractor and ostensibly no background, experience or qualifications in the field, I would say, in reality, such a license would be of little or no value and is reduced to just a piece of paper.
