I have witnessed a true wrongful foreclosure case where the homeowner was foreclosed on, asset sold to a 3rd party, servicer tried to get asset back, 3rd party denied it to my understanding, evicted occupant, homeowner won trial against servicer, etc and was awarded a big chunk of change, servicer appealed and won.Most mortgage litigation attorney's have told me they stay away from post foreclosure cases as they typically don't go anywhere.Complex subject and I'm not an attorney!

This was just the most robust inspection I have had come back based on the size of the property and fact that I wasn't there to witness the walkthrough. 

You will be able to witness a lot of deal making, business structures, deal analyze, and beyond that no text book can teach you.

From what I've witnessed over the years, the higher the option deposit, the less likely the tenant will default since they have more at stake in the transaction.
