FINALLY the question arrives…I have a friend who is also a GC and can bring 4 guys total to do finish carpentry, close out fixture work, punch list bathroom work, painting and refinishing my hardwood floors.

Hired out floor refinishing, and did basically everything else.

From my understanding, this is something that could run a few thousand dollars, plus the refinishing of the ceiling.

Goor roof, refinished hardwood floor on first floor, kitchen remodeled in last 5 yrs., the only thing it really needed was carpeting upstairs-not a big deal.

Me and my wife were thinking if we should refinish or put LVT on top of existing wood floor, there are also some gaps on wood floor and few areas sound squeaky, besides good looks we find LVT waterproof and soundproof but weren't really sure if it is going to be a value add.

Repaint, refinish floors, update aesthetics, fix imperfections/wear and tear, new appliances and landscaping.

The 2-year old zillow pictures for a rental listing at the same address show a nice interior in the home (refinished floors, new paint, new carpet).

But I'm not refinishing the hardwood floors.  

The house will have all new VLP floors, new exterior/interior paint, refinished cabinets, countertops and appliances, new HVAC and roof, fixed siding.This is my hometown.

It got a new roof, new paint, new or refinished floors throughout, a new kitchen, powder bath and master bath.
