Incidentally, a piece of the 5% goes to the adviser selling it...the dealer is behind the scenes (unless you call them like I did).I had the same pause as you and I wanted comfort and to understand but did not get it from the dealer. 

Having said that, there is demand for good, easily farmable land, with a stable landlord who is friendly to the scene.

There may be some of these folks that will welcome a larger, higher end duplex, and getting away from the  louder party scenes that can be present in some college rentals.Best of Luck!

In my experience, when the cosmetics look bad- the behind the scenes stuff is usually pretty bad as well. 

Hi all... just getting into the real estate investing scene.

But instinct and guts are important in REI, as well as precaution and knowledge.I vividly remember one scene, that I can not forget.

@Edgar PerezI'm very curious as to how the investing scene looks in Kenosha/Racine with all the talk about Foxconn as well as if there were any significant changes with the addition of the Amazon fulfillment center. 

I don't understand the specifics of how it works behind the scenes.

We're late 20s early 30s, looking for a fun downtown scene, good restaurants,  and a nice place to live.  

You never know what's going on behind the scenes, so don't get discouraged if one says no.
