If you're using a generic formula like this: ARV*.7 - REPAIR COSTS - GROSS INVESTOR PROFITS (can range between 15%-35% of ARV depending on how risky the flip is, lower % for higher end flips in a hot market) - WHOLESALE FEE = MAXIMUM ALLOWABLE OFFER (MAO)You then would advertise the property (non-MLS) for MAO + WHOLESALE FEE = asking price to your investor.

I've sent out my first letters from recent driving around I've done.15 in total.The more I listen to the podcasts and read on the site I realize that number is really low.My question is where is the best place to gather a larger list to mass mail.Also wondering why most examples of letters I see are hand written.I was thinking about setting up a generic letter on Office and just plugging in the name and address and printing them out.Thanks

@Doug Davis...1) ask them if the closing fees  include  100% of the  costs  (  appraisal / title insurance / settleement  are these included )  2)  ask for  several other  rate  / fee  options ..you should be able to pay  more in loan fee to buy the rate down  if interested  3)  if you want to put  less down - you should be able to get a higher loan amt ...max  is  85% loan to value  fvor many lenders  4) if you are  emailing specific loan officers - great ...if you are   simply emailing a   generic  website at these  credit unions -  you likely  will not get a  detailed reply ....I would recommend  contacting  these credit unions and any other  people you are  shopping  via  phone  or  to  their direct ermails .....no need to  get  8 quotes ...3 or  4  should be plenty

Think of this as a title problem for the moment.I agree with @Jon Holdman that the query is a bit confusing; it could be asked differently.Since I doubt if your name is really NA NA and you hide behind an alias without a photo, you'll get my generic answer:"it depends"If you mean that a deceased person died owning real property, presumably in CA, and a written will naming one person to serve as the executor with directions that another natural person or entity shall received the property, the law is pretty clear.'
