It's a beautiful property with a pool, picnic benches, and grill stations,  on 1/2 acre in a great part of town.The appraisal shows that with the value I've added, there is significant equity growth.The issue is that I am having a difficult time finding a lender who will help me REFI out of my hard money loan.

My recent sub-to deal blows my Househack MLS deal out of the water.

I would like to know if they are planning to do something about pricing popular amenities, namely pools. 

If you are buying the $1.5M+ mix-use buildings the buyer pool is much smaller and there's far greater negotiation power on the part of the buyer.

All that being said I love living in the area it is close to Destin and the bases and very close to the water, much of the city is walking distance to a the water. 

That's one of the nicer ones and it does look like it is getting good use.HOWEVER....don't buy a home with a pool as an investment property in Arlington.

Before you submit an offer I would also make sure you know all the additional expenses that you may me overlooking, is it separate metered for water gas and electricity.

Within the last year and half I have had three brand new water heaters corrode and start leaking at the bottom.All water heaters have been in the same spot at the same address installed by a professional plumber.

It's likely you sub-to'd into a falling knife and hope you can keep your head above water.
