Really depends on the builders’ stipulations. 

Get some kind of stipulation stating any lease agreements need your review/approval before close. 

I currently am allowing Zell (and check or money order) but have stipulated I reserve the right to change methods. 

If your anticipated hold is 5 years or under and HVAC and appliances are newer, then I'd not bother worrying about it unless your financing stipulates reserves.

First, a true land contract stipulates the deed is in the owners name until full payment is obtained, then the deed transfers to the buyer.
