It's a huge group, but if you're not intimidated by approaching and striking up conversations with strangers, then you'll find it useful.  

Strikes me as short-sighted...

I'd ad a nice striking chandelier ( not white) with multiple bulbs new table, similar to what's there now. 

It strikes me that this company is trying to do with the real estate brokerage process what LegalZoom did to legal services in the early 2000s, and I'm curious whether this structure would provide the level of service you would want compared to a traditional agent.

So even if the house is worth more than the strike price, the house's debt capacity can/should only be a percentage based on the strike price - and the reverse is not true. 

That said, I think the OP was simply stating that being able to strike a good deal with people who follow very distinct cultural traditions in all aspects of their lives -- including business -- requires knowing enough about that culture.

Nobody imagined their leases would be “useless” because of government intervention authorizing no evictions (closed courts) and social-media-led rent strikes.

If this wasn't something they were willing to strike I'd be looking elsewhere. 

Do your research, find comparable services in your area, and walk into the room prepared to strike a deal favorable to both of you.

I understand your eagerness to learn, practice, and put together deals, but it's important to strike a balance and take things step by step.Learning and building relationships are critical parts of the real estate journey.
