So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.

That means, "NOBODY REPRESENTS YOUR BEST INTEREST" when you use some insurance companies.As for purchasing insurance for my rental properties, I don't worry about what company is the best for paying when there is a disaster because in my past 55+ years in business I never filed one insurance claim and never had someone file against one of my insurance policies with the exception of auto accidents.

Also dogs are pretty good about only going outside and rarely have an accident indoors, but cat's will pee on anything and cat pee has so much stronger odor.
