Emergency issues (think fire, flood, blood) are immediate but it sounds like most of these calls are for fairly useless concerns.At some point you are likely to get fed up with this nonsense and either offer this tenant "the Happy Clause" or simply decide not to renew their lease when the time comes to do so.

@Mike Bisson I see your point, in my business and life I have not found that working people over and trying to squeeze every penny or ounce of blood from customers, employees, suppliers is usually not a good idea in the long run.
