Awesome, awesome, awesome stuff.Anyway, after lurking in the BP forums I've learned that the numbers don't add up in NYC—especially with the 2% rule of thumb.Appreciation is just the icing on the cake yet it seems to be the only name of the game here.Now I'm thinking about investing outside of the city.

If you become a naughty borrower, such as if you don't pay your property taxes or maintain homeowner's insurance, they will still want that due on sale clause available as their "icing on the cake" when/if they go after you.Everything in lending is about risk.

But the greatest thing of all cake while I was driving around mulling over what to do and this question came to mind.

Latest potential vacancy has been a piece of cake in showings because our tenant is clean, doesn't have too much furniture and did a good job of decorating.

People don't come here to read someone saying hello they come here to read experienced people answering important questions.BP can eat their cake and have it too if they just created a intro tab.

And then just to ice the cake, he has a family ranch on the Trask river on the coast of ORegon that gets a huge salmon and STeelhead run and he is one of the best fishermen I have ever met. so if it was a big patch say 500 to 2 mil MBF  he would take the landowner fishing and that sealed the deal every time.

In our area, we have been selling homes like hot cakes because we are flexible, price the homes slightly under market, and we use creative out of the box, critical thinking.
