I really like this area's promise due in part to the excellent transportation system, job accessibility, new retailers and the numerous schools.

All positive stuff..... the addition of some higher end apartments for the occasional Brooklyn or Beacon transport isn't the end of the world.

Perhaps someone else can do a better job of explaining...Oh, and when I say "C+" area, I mean an area that is probably mostly blue collar, has average schools, has relatively low crime (or at least low violent crime), established neighborhoods with older housing stock, relatively large number of renters, plenty of public transportation, etc.

I don't personally follow Don's system, but he's the guy who said Hamilton would be hot and he was certainly right all those years ago due to transportation corridors and other such research into modern city growth patterns....hats off to Don.

When we called him out on the mistake, he got very defensive, made up a horrible excuse for why it took two weeks to get the second appraisal, and basically said, “I don’t really care what you think, I’ll schedule the closing for whenever I feel like it.â€Well, it pissed us off, but given that we thought we’d close the following week, we didn’t want to do anything drastic, and let it be.Once the second appraisal was completed, the broker sent the information to the Department of Transportation to have it processed so they could cut the buyers a check (the buyer’s are getting their down-payment from the DOT because of some weird eminent domain situation).

For the experienced multifamily investor:Assuming all systems are good and there is little to no deferred maintenance what sort of value do you think a stabilized, brick skinned quadraplex with slanted roof would be worth in a solid "C+" area with shopping (WalMart, Kroger, etc) and public transportation within walking distance and major employment centers nearby?

I look for properties that are:1- near major places of employment that is relevant to todays business climate 2- Close to Hospitals 3- Close to Universities 4- Close to Transportation (Major Hwys, bus, train and ferry services).
