what is your "location" criteria when purchasing? Is it different for flips vs. buy and holds?
Regardless of the #'s per se (purchase price, after rehab value and rental income and etc.) I look for properties that are:1- near major places of employment that is relevant to todays business climate 2- Close to Hospitals 3- Close to Universities 4- Close to Transportation (Major Hwys, bus, train and ferry services). All 4 must be within 20mins of property. Public school systems, and Parks are next but looking at my historical data (to include only sfh with 1-4bedrooms) public schools and parks are surprisingly low on the list. The criteria holds true regardless if I am buying flips or buy/holds.
