Just noticed my last sentence of my post did not make sense, please disregard it. 

Asking for different types of clauses is like asking for different types of sentences or paragraphs.

A lease can be as simple as a few sentences on a sheet of notebook paper and still be validYou are required to honor the leases and the terms there in until their expiration.  

The first relevant sentence begins: "Borrowers who purchased the subject property within the past six months (measured from the date on which the property was purchased to the disbursement date of the new mortgage loan) are eligible for a cash-out refinance if all of the following requirements are met" (emphasis added)]...

I found this sentence quite humoruous, but I have a dark and filthy sense of humor; "My friend was an older gentleman who loved baseball.

@Rodney Kuhl "good" and "contractor" doesn't go in the same sentence!

There is a ton of information littered in-between the sentences @Omar Khan is putting down.

I just re read your first sentence (sorry about that🙄).If you are looking in San Juan county , there are a ton of opportunities but rents vary wildly so be careful.

Also I love that Texas and Memphis were mentioned in the same sentence...

When someone says you need to learn the basics they are not referring to list of items you check off.When you first posted I almost replied for you to learn the time value of money because all investments involve TMV.The basics of real estate, or any other business, is not something someone can explain in a sentence or two.
