With your credit, specifically Fannie/Freddie.For your commercial, portfolio, hard money, generally speaking, these are going to be higher rate, shorter term, typically balloon in style, so that you have to redo the mortgage every so often.

Amenities, location, style, condition, lot size, neighboring homes, etc all play a role in the ARV.I tend to disagree with some of the comments above as I do not believe them all to be accurate, however, the important thing here is to learn how to properly evaluate a property's current and after repair value and there are many factors involved in this process, not just bed/bath and square footage.

@Karsen Wynn Even if you find a part-time job, they are going to want a two year history of you having part time employment in order to give you credit for that income.Your best bet is going to be to go through a Non-Prime/Portfolio style loan where they are approving you like they would a commercial property - based on cash flow and some other metrics that do not require you to have income.
