And you would be surprised at how they can mess up and admit they're sleeping on their aunt's couch, and they've worn out their welcome, etc.You'll hear the complaints, if they are high-maintenance types - "I don't know if this closet will work, can you put in more rods?"

I know many "Bush pilots," I have taken 260 mile boat trips, 300 mile snow machine trips, camped on the Yukon River at -30 below zero, goose hunted from a SNOWMOBILE in may with no snow on the ground, cought 50LB king salmon in a net, excess of 50 whitefish in a net at one time and caught  6lb trout on rod and reel.

The closet was a walk-in that was enormous, with closet rods along the length on both sides - about 8 feet long.

Leaving the place filthy and damaged.Just for the cherry on top, they stole the following items:  all the curtain rods, a bath tub fixture, and the USED AA batteries out of all the smoke detectors.

As to raising value, I'd say a renovation (if needed, bearing in mind that not everything adds value i.e. new curtain rods and bathroom fixtures aren't going to add $3k in equity, typically), additions, upgrades, etc.
