Offering cash for keys is a good start...we would normally explain the alternative scenario in detail...meaning that once the sale is confirmed and the deed is transferred you become a landlord...this is a civil issue and the police will not get involved...meaning you file eviction as a last resort.

As long as you have proof as to why you are around the property (when the police show) I get into properties any way I need to...second story windows, basement windows, Toledo properties commonly have old coal shutes that can be accessed...I use prying a window as a last resort and cannot say I've ever had to kick in a door in seven years and 40 properties.

Today, some guy showed up at our job site claiming that the workers were not allowed to be there and that he was calling the police.
