For STR you will want to have a pool and preferably a canal that leads to the Gulf.

For a hands on investor it can be a goodwill gesture to bring blankets and water and check on your tenants and the property. 

However, I ended up getting a property that needed a new roof, water and sewer main, new electrical, and some plumbing work.

There’s major renovations that would need to happen over time like new kitchen remodels in a few of the units as well as maybe replace one of the hot water units and one of the boilers.

The pipe bursting caused extensive water damage to the second and first floors and about 4 inches of flooding in the basement. 

Depending on the area you may need a pool or hot tub since in some locations pretty much every STR has one option.

Your lack of concern for what your lack of knowledge can do to them, hiding behind the false narrative that you are helping them with your "investment strategy" is going to land you in hot water some day.You don't need to justify your actions to me but let's just hope you don't get put in front of a judge to justify them to the courts.

If you want to dip your toe in the water, might be good to start with something small like a condo or house. 

What I will say is by not offering one you are esstentially hurting your property and the number of offers you will get because you are diminishing your buyer pool to just those that are willing and able to pay their buyer's agent.
