After they check Craigslist to see if they can find a better deal LOL.But, just FYI, if a tenant starts threatening that there are problems and hinting about suing - you should know, that a judge would look favorably on you giving them the option to move if they're not happy.

A few requests trickled in after they began their tenancy (i.e. to upgrade blinds, etc), but I think they finally got the hint when I kept saying no and these sort of requests finally stopped and there haven't been any issues since.I have no problem at all repairing something that is broken and my responsibility, but I'm not in the business of making a bunch of unnecessary upgrades just to appease a needy tenant.I suggest you just explain to the tenant that you won't be doing any upgrades to the property at this point.

(Hint I don't make a ton of money either)It's all about finding the right lender and the right location, we moved about 30 minutes outside of my ideal location but the house price was literally 1/3rd what we would have paid otherwise.

When this was first passed, the city hinted that they would go after "out of town" landlords first, but there isn't anything in the law that requires the city to do that- they can go after whoever they want.I, personally, got my license in May 2017, right before the inspection requirement kicked in.

One more hint... remember, there are inexpensive Motion activated cameras you can buy (some with audio) to record such activities (dumping, bottles, noise, etc).
