@Ann HowellLet me start by thanking you for sharing your experience in the forum.....It is indeed a learning point to us all in this community.I attended the webiner for the Birmingham TK in which Marverick promised heaven and earth, guaranteeing investment outcomes as if the had a crystal ball, Well, I felt it was oversold and probably over marketed...just like any other 'shows' they put up for other locations, including phillaldephia.By the way, Marverick is just  a marketer and does not own any property anywhere.......Although extra due diligence may have saved the day, but I do not utterly blame you for not extending due diligence to the seller; after all, Marverick guaranteed them...but needless to say, guarantee is as good as the guarantor, and from this story, am not sure Marverick has much of it.I am happy you finally got an investment property although as a much higher and painful cost.Of greater concern to me, really, is the place of law in seeking redress here: 1. if forged documents were used to close on this property, are there no legal implications?

months ago i had found a tiny zip locked bag with a few crystals in it the washer and didnt think much of it til i came back from vacay/business abroad to be told by neighbors left and right that my tenants in the rental unit of my duplex have turned the place into a 'meth house' (right) and that people are up all night vomitting loudly on a nightly basis (left) and now noticed the same thing again in the dryer this time, a tiny zip lock baggy with just a couple grains of what looks like large sugar crystals.. what should i do with it?

I don’t have a crystal ball but for me, I did what was right for me.

I mean of course if you could pick the bottom consistently you would do great but you dont have to have the crystal ball.

NOBODY has a crystal ball and nobody can say that recovery is imminent, however, IF history has taught us anything, it is that there will be many recessions and recoveries to follow.

All we need is a crystal ball to make sure we make the right choices, but then where's the fun in it!

Especially knowing that arbitrators and small claims court both have a tendency to "split the difference" if claims aren't 100% crystal clear?
