Cbre does a cap rate survey.  Larger buildings theoretically would have the same market cap rate, but because of market forces with fewer buyers with the ability to purchase larger buildings the cap rate should be adjusted upward slightly.  In the last 12 months I would think the cap rates most definitely will be edging downward since inventory is very low compared to a year ago.
