I don't Airbnb my own place, but just read this amazing blog post on Bigger Pockets entitled "Airbnb Disasters - Is that blood on the ceiling".  

I completed my first flip which i ended putting much of my blood, sweat and tears into towards the end due to a subpar contractor.  

But that's WAY too much work for my blood these days.

They have to circulate notices of foreclosure and post them pursuant to forced sale constitutional rights. 

It is a great time to get in the game, the industry certainly needs new blood as the boomers get out

This business like any other business it takes many years, blood and sweat.

Some landlords will have the rule that all repair requests from tenants that don't involve "blood, fire or flood" are to be sent via snail mail (as opposed to texts or phone calls).This can slow down non-emergency requests.In addition, when one grows tired of complaining tenants, they might offer them the "Happy Clause" (i.e, "You don't sound happy living here and it appears we can't meet your needs. 

Being on the hook for over 600k to only make 2k per month is too risky for my blood!

You might be ok with just circulating warm, dry air for a week or two and see how it looks and feels.
