Yes being a landlord has many hats.

In either case you will probably have trouble getting a title policy since there is a 2 year contestability period in Texas that the title companies hang their hat on before issuing a policy. 

Don't know what the rules are on hat but i assume that means the number is relatively "small". 

As I pulled up to his pickup, I saw a military man with one of those army hats with a full-encircled brim.

Good points folks...Jeff mentioned that gray area as it relates to financing, which made me think about those who use a SDIRA or other entity like trusts, I'd have to say that when these entities are utilized, you would be wearing the hat of an investor too.

When I joined I ad to select a category as well, my selection was due to the lack of choices as well...but I've worn so many hats I'm not sure it would make any difference. :)
