If so ... we stopped that practice Years ago.... you meet with client one time in office or home and get them pre qualed ... you then set them up on top producer or what ever on line system you have that gives them e mail alerts for their target property.. we have them do the drive by's ( this eliminates the houses they don't like because of curb appeal etc) and in our market the buyers usually have all the school crime walk score etc etc done themselves ..We then show up and only show houses they are really keen on .. rarely show more than 2 or 3 before offer is written.. and NEVER drive them in our cars.

I told him that to me having the city services is worth every penny of their fees so I never have to worry about a septic or well going bad.Separate from the 4 acre project I describe above, I also have the opportunity to buy a 1 acre commercial piece in the city with city services already at the curb, asking price is $123K.

If the house was having a serious water issue around the foundation during rain, these pipes would be buried in the lawn and connect to the downspouts to run the water further away from the house to the curb or into a french drain style system.

Well - - I tried but failed; here's what I was faced with.Talking to the zoning department, each property needed 120ft off curb and I only would have had 100 so right off the bat, I failed.Had that been the ok, I would have to have separate utilities installed and separated the common sewer.In my case, there would also have to be a deed restriction for maintenance and easement for the common driveway between the two.

Another i believe 30 and they still did not follow court orders so I was informed to call the police and a sheriff stood by the door as i was able to take out EVERY thing they own, And put it by the curb then change the locks.

We also pay $100.00 once a year to have an annual trimming done on the trees.When you scale it makes much more sense just to strip everything down and lose the curb appeal, when we go to sell a property we install all new "pretty" plants and have the landscape look brand new for marketing.
