But that's protection against *civil* suits, not criminal suits.Lastly, there may be laws around acting in the capacity of certain licensed professionals like attorneys and CPAs (and no, I'm not talking about giving opinions of real estate value, etc), where adding this disclaimer is just extra insurance against any confusion about non-professional status.There is no law (that I know of) about giving out opinions on tax, legal or any other areas of expertise.

No offense but you should've done this before you made your offer on the property so you would have a handle of your expected costs associated with the rehab.As far as rent or sell, for me that depends on the final cost, if it cash flows as a rental, I may rent it, if it doesn't, then it is a flip.

As far as getting criminal background check is concerned, you can always go to county's website and should be able to check on the application for free.
