I have had to be very intentional dressing up either the charm/character of the houses and or keeping rent close to what those new builds are.Overall, I see an influx of rental properties (both in new apartments and in SFRs) so trying to be competitive with rental rates has driven either the rates down in price or flat.

ps- im an avid pet lover but do not condone captive household housing of any non-domesticated species nor any activity -including now medical/wellness exploitation - that keeps the dog/cat euthanasia levels as high as they still are despite all the free spay/neuter programs going on for decades nationwide - sighhh- lest Bob Barker not roll over in his grave; i mean rest his soul in peace!

I would save $10k a lover the next two years and buy a reliable used Honda or Toyota and drive it for the next 10 years.
