The credit cards are a perfect example too, bc you have 30 days to figure out how to cover a roof/hvac expense, which my attitude is to go generate income to fix the problem. safe to say, you put it into a stock mix, you can take a loan out from it if needed then?

I understand completely having to raise rent based on your financial needs (in the case of costs having gone up and previous owner not having raised them sooner), but based on what you said “this is why inheriting renters rarely works out” kind of seems like a my way or highway attitude which I guess is fine but landlord/tenant relationship goes both ways.
