I cash out refinanced the property so that I'm only cash flowing 50 and pulled 75k out of the property, Then I used the 75k to acquire a property that will cash flow at least 300 turn key, fix up a property, and then have cash reserves for another project that I am using HML on just in case I go over budget which I wouldnt have been able to do without the 75k.

Basically, the mindset is that I am using a VA loan (0% down) and planning to hold the property for the long-term, so me having to pay $15K for repairs out of my own pocket is a small number in the grand scheme of things.

I see a property owner is asking 65k willing to put under contract for 35k and take 30k under the table (probate). 🤔 Arv is 220k and repairs run upwards of 80k. Should I walk away from this?

This could potentially save myself substantial amounts of expenses over the current lenders I am using My question is if I post something like that on social media, asking people if they have interest in being a private lender for me, would I be running afoul of any type of securities laws?
