1031 exchange loan product requirements

Hello. I am trying to do my first 1031 exchange and I my question centers around the type of loan product I am trying to use. I would like to purchase this property as a vacation home but use as an Airbnb for maybe all but two weeks out of the year which I will use. Under IRS guideline can I do this as long as I can prove that I am using it as an investment? Does the loan product also need to show this was purchased as an investment? Trying to save capital by only using the 10% down requirement instead of 20-25%. Thank you
