Usually when the seller says they won't release the T12 and Rent Roll info until you get the deal under contract..means there is a big red flag on the deal and they want to lock you in before revealing the red flag.

In my opinion one LLC will suffice.Easy answer is you can avoid law suits... lawyers don't sue people they don't believe they can collect against... getting a billion dollar settlement against someone with $10,000 in assets is worthless.A simple search can reveal your assets... if 1 LLC comes back owning 3,000 properties, there's money there.

For publishing the opportunity, it is best to keep the address undisclosed until you can be contacted for specifics at which point you should request the sign the NDNC before revealing the addresses.

They were selling their mentorship program, different levels at 12k, 15k, 20k, and an upper level, price unknown. 180 people put in an application (this was before the prices were revealed, but I think they signed up a good 20% of the crowd, at least).I did get some good info, and made a few good contacts.

I find it interesting that she put an 18 year old on the lease, but the day before arriving mentioned the 18 year old would not be there, and later revealed that she's "been doing this for a while now."
