I would suggest refinancing into a 30Y DSCR loan with little to no prepayment penalty.

We suggest having about 3-6 months of your monthly rent in a savings account in case you face uncertain times such as a long vacancy or expensive repair.

Just like with multifamily buildings, the more modern and move-in-ready a property is, the less potential there is for adding value, which can limit your return on investment.I suggest looking for off-market properties.
